To be able to provide a quote for a transfer of equity we need to know the following: –

  • Are you having a re-mortgage to fund the transfer? If so, you will receive a quote for both Transfer and re-mortgage. If there is going to be a new mortgage (with a new Lender) then searches will need to be included i.e., £234.70.
  • We need to know the value of the property.
  • We need to know what, if any, consideration is being paid to the Transferor.
  • If the Transferor is transferring a percentage of their share to the Transferee – we need to know what percentage is being transferred. If they are transferring the whole property, we will need to know if this is to be 50% (Tenants in Common) each or 100% (Joint Tenants). Again, all this can be discussed with the team and a personalised quotation will be provided upon your request.

WHO WILL CONDUCT THE WORK

The work will be conducted by either Zoe Parkinson or Tom Chambers. Zoe Parkinson is a Conveyancing Fee Earner that has been running her own Conveyancing caseload since 2018, Thom Chambers is a Solicitor who qualified in 2011. Tom Chambers, who is a director, has overall supervision of the department.

WORK TIMESCALES

How long it will take from your offer being accepted until you can move in to or out of your house will depend on a number of factors. The average process takes between 8 -16 weeks.

It can be quicker or slower, depending on the parties in the chain. For example, if you are a first-time buyer, purchasing a new build property with a mortgage in principle, it will be much sooner. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer.

KEY STAGES

The Key stages of the matter as included within the fixed fee are clearly set out in the Conveyancing Home Page of our website and determine what is included within the fixed fee that will be quoted at the outset. It is sometimes difficult at the outset to know the true extent of the matter and often additional aspects may crop up that will incur an addition charge. If this is the case, you will be notified, and your agreement sought of the additional charge before the work commences. Most of these potential additional fees can be found detailed below.

PLEASE NOTE- The price we quote for you is based on a fixed fee and includes all the aspects detailed in our key stages. Our team will keep you appraised and updated of all key stage developments and regularly chase up matters that are outstanding in order to keep the files moving in line with our projected timescales whenever possible.

If, however, it transpires that a matter is becoming protracted, with a client having unrealistic expectations then it may be the case that further charges will apply. If this is the case, we will advise you accordingly. Such instances include clients emailing every day and expecting a response immediately however failing an immediate response they then follow up the email with a telephone call.    If we are about to exchange on your matter or something connected with the matter occurs, that places the matter in jeopardy or requires immediate action, then this is acceptable however, if that is not the case then we may deem such conduct as protracted.  The same applies to additional or extensive correspondence or communications which exceed the fixed fee service.   Should this occur, we will advise you accordingly.   It is important that we operate in this way so that we can prioritise matters near completion and so that we are clear to prioritise your matter when we reach that stage.

Our quoted fee covers the work we do as part of a standard Conveyancing transaction. There may be instances where additional work is required, or requested, whereby additional fees may apply to your transaction, but it is often not possible to indicate whether these will be applicable without first having seen the paperwork and determining what will be required to enable your transaction to proceed.
